‘Controversial’ Obama Housing Rule Terminated, Trump Praises Move as Victory for Homeowners

In a decisive move to roll back what conservatives have long criticized as excessive federal overreach, the U.S. Department of Housing and Urban Development (HUD) has officially scrapped the Obama-era Affirmatively Furthering Fair Housing (AFFH) rule. The regulation, which critics say burdened communities with costly mandates and threatened suburban stability, is now a thing of the past.

HUD Secretary Scott Turner announced the decision Wednesday, calling the rule a “misguided experiment” that forced local governments to spend millions complying with Washington’s demands. “Over the past decade, far-left Democrats have tried to socially reengineer communities from the top down,” Turner said. “We are restoring power to local decision-makers and protecting homeowners from bureaucratic overreach.”

Trump: ‘A Huge Win for Homeowners’

The move comes as no surprise to those familiar with President Donald Trump’s long-standing opposition to the AFFH rule. During his first term, Trump rescinded the regulation, warning that it would “eliminate single-family zoning and destroy suburban home values.” At the time, he argued that the rule was designed to appease “far-left Washington bureaucrats at the expense of hardworking Americans.”

President Joe Biden later attempted to reinstate the rule but quietly backed away, fearing the political repercussions as he sought reelection, according to reports from Politico.

What This Means for Homeowners

Under the now-terminated AFFH rule, local governments were required to submit extensive reports proving that their housing policies did not contribute to racial or economic disparities. These reports often mandated complex zoning changes, increased low-income housing mandates, and additional infrastructure adjustments related to public transportation and schools.

Critics, including Turner, say the rule drained local budgets and imposed unnecessary bureaucratic red tape. “The AFFH rule forced small towns and cities to spend millions on compliance instead of investing in their communities,” Turner said during a press call. “By getting rid of it, we’re cutting waste and focusing on real solutions for affordable housing.”

Will Housing Discrimination Still Be Enforced?

HUD officials have assured the public that anti-discrimination protections under the Fair Housing Act of 1968 remain intact. However, instead of requiring exhaustive federal compliance reports, local governments can now self-certify that they are upholding fair housing laws.

The repeal is being welcomed by many suburban homeowners and local officials, who argue that the Obama-era regulation was an unnecessary intrusion. “This is a victory for everyone who worked hard to buy a home and doesn’t want Washington bureaucrats dictating their neighborhood’s future,” said Mark Reynolds, a city planner in Texas who has advocated for local control over zoning laws.

The Cost of Bureaucracy

A study from the libertarian Cato Institute estimated that complying with the AFFH rule cost taxpayers as much as $55 million annually. Those funds, critics argue, could have been better spent on community-driven housing solutions rather than federal paperwork.

“This is about common sense,” Turner said. “We are prioritizing the needs of working-class Americans who want safe, affordable, and desirable places to live—not the radical social agendas of Washington elites.”

With the rule officially repealed, HUD officials say they will focus on policies that expand homeownership opportunities while reducing unnecessary federal interference. “We’re putting power back where it belongs—with the people,” Turner concluded.
